Six Bdrm Beauty in the Heart of Westwood

From time to time you'll find us blogging about local homes we feel worthy of mentioning. This one caught our attention right away!

Listed on Edmonton ComFree.com for $298,000 this 6 bedroom 2 bath beauty is located on 101 Street between 119th and 120th avenues - 3 blocks from NAIT and Vanguard College.

Why did we pick this one? It has everything an investor or first time buyer is looking for! The area surrounding the home is zoned R3 making the lot itself worthy of multi family re-zoning (chaching!). Don't want to redevelop the site - no problem. Rent out the home to students for $500 a room making a positive cash flow for your investment portfolio. Vanguard College provides their students a list of area rentals so adding it to the roster would be as easy as a phone call or email. If your looking to purchase the home and live in it, depending on your family size you could still rent out a couple rooms to students and if your handy, create a separate 1brm suite in the basement which will drastically reduce your mortgage payments. Either way you can't lose!

A few things that need honorable mention about this home:

1. There is a daylight basement (all windows are above ground, actual concrete foundation is only 4.5 feet high) and the ceiling height is 8 feet.

2. There is a separate rear entrance to the home making easy access for a renter.

3. There is a 3 piece bath on the upper floor as well as in the basement.

4. All flooring on the upper 2 levels is near new.

5. The high efficiency furnace is less than 10 years old keeping the home nice and cozy.

6. Newer hot water tank, appliances, light fixtures, and fresh paint throughout the main 2 floors.

7. The electrical and plumbing has been updated throughout the years.

8. The back yard is beautifully landscaped and includes a newer privacy fence, wrought iron gate, cobblestone patio, over sized single garage and lots of trees and shrubs.

9. Character details remain strong in the home.

OK so with all the good there's always some bad and it wouldn't be fare not to mention it:

1. The roof has an estimated life span of 5 to 10 years remaining.

2. Original windows throughout (although the home would easily qualify for the ecoENERGY Retrofit grant sponsored by the Canadian Government).

3. Your insurance provider may require you update the electrical panel from 70W (estimated cost $1500).

4. In order to create a rental suite and get top dollar for it, the basement needs a face lift.

All in all the home is move in ready, and a strong investment. The current owners tell me the home almost tripled in value over the last 4 years based on city assessments so taking into consideration that the average price of a home in the Edmonton area only saw a 60% increase - this one's a winner!

Strong bones, lots of updates, excellent rental income, easy access to all levels of school, shopping and entertainment make this our pick for the best bang for your buck home in Westwood!
